Senior AttorneyDamon Osborne is a seasoned commercial real estate attorney whose practice centers on leasing transactions, and he is co-head of the firm's leasing practice team in the United States. Damon has negotiated and structured leases in a wide range of contexts, from retail shopping centers and urban office buildings to mixed-use projects, warehousing and distribution center facilities, and other industrial properties. He has deep experience representing institutional landlords and investment managers, domestic and international retailers, anchor shopping center tenants, life sciences and technology companies, law firms, financial institutions, and other office tenants in complex leasing and development transactions. Damon routinely advises institutional property owners and real estate investment platforms on portfolio-wide leasing strategies across all asset classes, helping landlords structure lease programs that maximize asset value and align with broader investment objectives. Damon is experienced with ground leases and other tenant-developed projects, as well as "build-to-suit" lease arrangements, and he brings extensive knowledge of the construction-related considerations that frequently arise in leasing transactions.
Damon's leasing practice is informed by years of experience working with institutional landlords, investment managers, and anchor tenants, as well as time spent in-house at a major retail chain. - An institutional landlord and developer in the lease of 245,000 square feet of office space to a major financial institution as the marquee anchor tenant in a newly developed trophy-class building in a major urban city
- An international robotics engineering company in connection with the lease of space to accommodate the relocation and consolidation of its corporate US corporate headquarters that is comprised of more than 320,000 square feet, including offices and development and production facilities
- An international pharmaceutical company in the lease of 230,000 square feet of office, laboratory, and manufacturing space across several buildings for the relocation of a major hub of its US operations
- An institutional investment manager in leasing-related matters for a portfolio of more than 28 million square feet of space that includes office, industrial, and mixed-use assets, including the negotiation of new leases, administration of existing leases, the development of lease forms, and presentation of classes for the client's asset managers
- A multinational air transport information technology company in the negotiation a lease for its US headquarters in a major urban city
- A data center development company in the negotiation of leases and related agreements with a multinational technology conglomerate
- A national big-box retailer in the negotiation of leases for the expansion of its network of "last-mile" distribution center facilities across the US
